Getting to the village is easy - you need to turn on the Rublevo-Uspenskoe highway onto the First Uspenskoe highway, drive another 3 km to the sign and turn. There will be a small section of the path along a picturesque forest road.

Features of planning and zoning

The total territory of the command post is 55 hectares. There are 3 zones here. The first is a walking and relaxation area, with lawns stretching into the distance, where there is a huge trampoline, a tent and a “collective” barbecue area. The second is a boulevard along which 12 houses are lined, and the third is a forest area where 11 more residential buildings are located.

The boulevard area is the center of various shrubs and flowers. The latter were selected by a local gardener so that some flowering species would be replaced by others. In the forest, as a representative of Darino-Uspensky says, there are a lot of mushrooms, berries and nuts. There are many squirrels jumping through the trees and being fed, just like the birds. Both black grouse and peregrine falcons have already been seen in the CP.

Part of the forest territory (as opposed to the rest) is leased. A group of private individuals - the developers of the village - cleared the forest plantations of debris and laid a “loop” asphalt route.





In total there are 23 houses in the village. Most of them are “paired” structures and are united by a common carport (each owner has 2 parking spaces). The exception is two large houses under construction and one standard house with an atypical layout.

Each pair of houses is located at a considerable distance from each other. It is difficult to talk about the exact size of the adjacent areas, because there are no fences here. In the “boulevard” zone, their function is performed by low shrubs and fir trees; in the forest zone, the division is even more arbitrary. However, there are no problems with “disengagement”.

In the future, the far outskirts of the recreational area may be built up with houses based on the same design, but already for sale. But construction will begin no earlier than in 3 years and will depend on the economic situation.

A ski track is laid across the entire territory in winter, and they want to partially equip the forest road for ice skating.

The village has security, video surveillance is installed and regular patrols are carried out. Children move completely freely and leave their scooters and bicycles anywhere. Parents can ask security to tell them where their children are based.

At home

All buildings were built according to eco-standards, designed by the architectural bureau of Roman Leonidov, manufactured in Latvia and assembled on site by Latvian craftsmen. The rectangular facade is combined with sloping roofs.

The houses located in the forest are entirely made of timber and are designed in a soft gray tones. Those located on the boulevard use wood covered with decorative chocolate-colored tiles. All buildings use wooden floors. The roofs are covered with German Braas tiles.

The standard area of ​​village buildings is 200 square meters. m, large houses being completed, which will be put into operation in early October - 500 sq. m. The houses of the first type are two-story, the second are three-story. The first floors are low.

Mandatory elements of all houses are long and wide balconies stretching along the entire facade of the building and equipped with a canopy on top and a covered veranda on the ground floor.








Common interior finishing details include marmoleum (natural linoleum) on the first floor and short-pile Dutch carpet covering the floor on the second floor. Another common point is white designer lamps in the form of openwork balls.

The difference is that in the houses on the boulevard the wooden walls are lined with plasterboard and painted white, contrasting with the dark doors, baseboards and other details. In “forest” dwellings, light wood paneling is used for walls and doors.

The 200-meter houses have wooden stairs, and the 500-meter houses have reinforced concrete stairs.

Each building has 3 entrances - in addition to the main one and from the open terrace, this is the door from the side of the carport leading to the utility room with the boiler room.

In each pair of standard houses there is a “one” (left side) and a “two”. They have mirrored layouts, but with one difference - the “ones” have additional side windows in the end part, while the “twos” do not. This is done to prevent the windows from facing each other. The houses on the left have more light. But there are no problems with it in any case: there are windows on the landing, and in the halls on the second floors, and even in the bathrooms. There are also children's rooms with “double” windows.

On the ground floor of standard houses there is a spacious kitchen-studio with panoramic glazing and access to the terrace. Its filling is standard - a German kitchen set in steel tones, a built-in refrigerator, a dishwasher, a stove. In forest houses, induction stoves are used, and in boulevard houses, gas stoves are used. On the ground floor there is also a boiler room where a washing machine and dryer are installed. In addition, downstairs there is a bathroom with a shower, a spacious hallway and a bedroom. All bedrooms have niches for built-in wardrobes.

Layouts of the second floors in the boulevard zone can have 2 options: either 2 bedrooms with their own bathrooms and one guest room, or one bedroom with its own bathroom and a bathroom shared with the other 2 bedrooms.

Of all the bathrooms in the house, there is always one equipped not only with a shower, but also with a bathtub.

500-meter houses have their own layout features. The balconies here are even wider than in the 200-meter ones.

On the ground floor there are already 2 bedrooms, a room for servants or security, 2 bathrooms and a dressing room. In this type of building, the kitchen and living room are separate areas separated by a doorway. The living rooms will be equipped with a fireplace.

On the second floor there is an office, 3 bathrooms and 3 bedrooms - one of them is supposed to be a nursery. This is a very large room, with a 17-meter dressing room and a bathroom with a bath and shower. The room is two-level - there are mezzanines at the top, where the stairs will be connected. The upper room is quite functional - you can put a desk and other pieces of furniture there. On the third floor there is a small kitchenette, from where there is access to a huge veranda with stunning views.

This proximity of premises is not accidental - after all, you can have picnics on the veranda, and the kitchen nearby is not out of place.











Engineering systems

All houses have gas heating, the intensity of which can be adjusted. There are high-speed Internet, television, telephony.

Power supply power up to 20 kW. Cables and wires have copper cores, from which horizontal wiring is made. The air ducts are equipped with heat, sound and fire protection.
Water supply is provided from two individual wells, on which there is a deferrization system. Ventilation is natural.

“It’s about the peculiarities of the location of the houses,” says Mikhail Shinkov, director of the Darino-Uspenskoye village. “The large windows of the houses on the boulevard face the north side, while balconies and terraces equipped with canopies “look” to the south. Therefore, the temperature in the houses is comfortable, and rarely does anyone want to install split systems.”

There is an alarm system installed on the ground floor with sensors located throughout the house. The entire circuit is heated by a warm water floor powered by a gas boiler. The temperature in the home is regulated by sensors in the rooms and additionally on the boiler. If it is necessary to change the temperature in the house during the absence of residents, the technician can go to the boiler room upon request and perform this task (the entrances to other rooms are closed in this case). Houses also have good sound insulation - warm floors play a role.

Price

Renting a house on the boulevard will cost 200 thousand, and in the forest - 220 thousand rubles. per month. The fact is that forest properties are more popular among tenants. Previously, these amounts were 240-260 thousand rubles. accordingly, but since the rental market “sank,” it was decided to reduce the price. The cost of renting a 500-meter house is 450 thousand rubles. per month.

The price includes, along with the rental itself, lawn care and landscaping services, snow removal, territory cleaning, garbage removal, and maintenance (there are always electricians, technicians, and plumbers on duty). House cleaning is not offered, but trusted people from the surrounding area can be recommended.

As a result, all that remains is a communal apartment, which here amounts to about 1000 rubles. per month - only electricity and gas are paid.

Infrastructure

There is no internal infrastructure, other than equipped recreation areas and sports playgrounds for children, and is not expected. This is explained by the fact that they do not want to attract visitors from outside to the village.

Among the private educational institutions nearby is the Sosny school with a preschool department, a little further in Gorki-2 there is the Victoria linguistic gymnasium with a preschool department, and further to Odintsovo there is the Moscow Economic School, designed for children from 3 to 18 years old .
